What this means is that you add (up to) 6% to the price of the house. That's right, you're now going to pay $212,000 for that house -- but the seller is going to give you that $12,000 back when the sale takes place. You're going to use that money to cover all of your closing costs."
If we pretend for a moment that those costs add up to precisely $12,000, then what you've done is folded those closing costs into the mortgage. Points, title search, recordation fees, and all other closing costs -- most of which are not tax-deductible -- have effectively been included in your mortgage. Since your mortgage interest is tax-deductible, these costs have effectively become tax write-offs.
In addition, you don't have to come up with all that extra cash at settlement. In the same time period, Whole Foods used $877 million to develop new stores, acquire other companies, and upgrade existing stores. The store count has increased from 87 in the beginning of 1999 to 146 today, and square footage has more than doubled from 2.1 million to 4.6 million.
Since 1999, the company has grown sales from $1.5 billion to $3.1 billion, a 16% annual growth rate. Indicating that it has ample cash to fuel the growth of its business, it just initiated a small dividend last year. At $0.60 per share for a total of just over $35 million per year, the dividend is not a significant factor in its valuation, but it does indicate that management feels the operating cash flow is more than enough to fund growth"

Ken Gillespie artwork from Hambleton Galleries, Kelowna: "Born in Vancouver in 1948, Ken Gillespie has always lived in western Canada. He has done some travelling to other countries now that his daughters have shown him how. He recently met them in Nepal where they trekked around the foothills of the highest mountains in the world. He also enjoys kayaking and hiking around the west coast of British Columbia. He started putting the images of the Canadian landscape to canvas at the age of forty, and a few years later left a successful career in the geophysical sector to pursue art full time. This change has met with much success, including sell out shows in recent years in Calgary. In 1996 he achieved senior status with the Federation of Canadian Artists. His work hangs in public, corporate and private collections world wide.

He is now concentrating his efforts in the Okanagan Valley where he moved just recently.
Ken will be highlighted at a one man show at the Hambleton Galleries in the Spring of 2001 from April 19 to May 5. We look forward to seeing you in Kelowna. Ken will be there for a wine and cheese reception from 5:00 to 8:30. "
